Structure Tone provided comprehensive construction management services for Brightstar Capital Partners’ office relocation, moving the private equity firm from 650 Fifth Avenue to a newly designed space on the 18th floor of 51 West 52nd Street. The project, spanning approximately 24,000sf, involved building out an unoccupied floor within a fully occupied building, with the added challenge of maintaining appropriate noise levels throughout the day due to the property management office directly above.
The thoughtfully designed office includes a CEO suite with an adjoining meeting room, 22 private offices, 24 open workstations, a welcoming reception and lobby area, and multiple collaborative spaces such as 6 phone rooms, 3 team huddle rooms, a boardroom with breakout space, a large conference room, and a flexible meeting room. The build-out also emphasized employee amenities and well-being, incorporating a bistro café/amenity space, a pantry/warming kitchen, a wellness room, and new core restrooms. Supporting functionality and efficiency, the design featured a copy/print room, MDF room, storage rooms, and standardized integrated LED lighting for energy-efficient illumination.
To meet specific HVAC needs, we installed additional AC units to accommodate larger spaces, along with a CRAC unit, recirculating pumps, and a heat exchanger. Despite losing four weeks to sketching and MEP coordination with the existing base building mechanical piping, the project was completed in 16 weeks. This accelerated timeline required meticulous management, including maintaining constant subcontractor supervision and utilizing the original project schedule to back into critical dates. This relocation project exemplifies the team’s ability to navigate complex challenges and deliver high-performance, customized office environments within demanding timeframes.
